Bankruptcy Filings
Although sometimes used legitimately, Federal Bankruptcy laws are typically used to stall the Foreclosure process because they provide a 90 day delay to the sale. Many of the owners who file for bankruptcy fall short of the requirements under Federal statute, so ultimately see their property proceeding to auction.
By tracking bankruptcy filing we can focus on those properties auctioning sooner rather than later.
